Even easier: the following lines in the /root/.bashrc do the same trick:

if [ ! "$LOGNAME" = "root" ]; then 
    export XAUTHORITY=/home/$LOGNAME/.Xauthority
fi

And then su works without any problem (and computational overhead as the
ssh sollution).
